Most landlord gas-safety problems aren't deliberate; they're small things that slip. Here are five that come up again and again, and the simple fix for each.
There's no grace period, so a lapsed record puts you in breach. Track the next-due date and use the two-month early window so a check never sneaks up.
Existing tenants need the record within 28 days; new tenants before they move in. Give it on the day and keep proof.
A vent is often there to keep an appliance burning safely. Never seal, cover or block one, and tell tenants not to.
Only a Gas Safe registered engineer can carry out the check and issue a valid record. Always check the ID card.
You must keep records for two years. Store them in a system, not a drawer, so you can always prove compliance.
