A CP12, now officially the Landlord Gas Safety Record, is the document a Gas Safe registered engineer issues after the annual gas safety check on a rented property's gas appliances, fittings and flues. UK landlords must have one for every let property, renew it every 12 months, and give tenants a copy.
“CP12” is the old form code that stuck. The document is now officially called the Landlord Gas Safety Record, but almost everyone in the trade still calls it a CP12, and landlords often call it a “gas safety certificate”. They all mean the same thing: the record of an annual gas safety check on a rented property.
During the check, a Gas Safe registered engineer inspects every gas appliance, fitting and flue that the landlord is responsible for, and records the results. A CP12 typically lists:
Landlords letting a property with gas appliances have a legal duty under the Gas Safety (Installation and Use) Regulations 1998 to have this check done every 12 months. Homeowners aren't legally required to, though many arrange the same check for peace of mind (sometimes recorded on a homeowner gas safety record).
A CP12 is only valid when it's issued by a Gas Safe registered engineer after an in-person check. No template or app can produce a valid record on its own; the check and the engineer's registration are what make it count.
