Built for UK gas engineers

Manifold: gas engineer software for CP12s, jobs and renewals.

Manifold is gas engineer software that gets the CP12 done on the doorstep and the admin finished before you leave. Jobs, capture, certificates, renewals and invoicing, joined up in one mobile app.

Built around the way gas engineers actually work

Open it before the job. Close it before the admin.

One rail runs through the whole day. Every job, every property and every record branches off it, so you always know what's next and nothing gets re-typed.

07:40 · Start the day

See the whole day before you set off

Open Manifold over breakfast and your jobs are already in order: the next one up top, addresses, what's due, and anything overdue flagged. No printouts, no scribbled lists.

Point the camera. Manifold does the typing.

Two on-site tools that cut the worst of the data entry. Both follow one rule: auto-fill, never auto-trust. Manifold reads the numbers and suggests where they go; you check them against the appliance and confirm. Nothing unconfirmed ever reaches a record.

FLUESCANFlue gas analyser

Read the analyser without writing a thing

Hold the phone up to your analyser screen. Manifold lifts the CO, CO₂ and ratio readings straight into the appliance check, ready for you to confirm.

Photograph the plate once and Manifold reads the make, model and GC number into the property's appliance register, ready and waiting on every repeat visit.

FlueScan and PlateScan suggest readings from a photo to save you typing. The Gas Safe registered engineer always reviews and confirms every value before it's saved. Manifold doesn't make safety decisions or judge whether an appliance is safe.

One CP12, from doorstep to inbox.

The whole job as the app runs it. Forty minutes on site, and nothing saved up for the evening.

  1. 08:31 · Open the job

One tap and the job's open.

The check opens with the property already on it: the tenant, last visit's result, and the appliance register waiting. Access gained, and you're straight into the work.

  2. 08:52 · Capture

Point the camera. The readings land themselves.

Scan the analyser and FlueScan reads CO, ratio, pressure and heat input straight into the check. Glance over the numbers, tap Apply, move on. Everything stays editable after.

  3. 09:04 · Check

    Every appliance, checked and recorded.

Work down each appliance: flue flow, spillage, visual condition, safe to use. Photos attach to the job as you go, and anything wrong is raised as a defect there and then.

  4. 09:10 · Sign

Sign once. The CP12 builds itself.

Verdict in, signature on the screen, and the Landlord Gas Safety Record assembles from everything you captured. Nothing gets re-typed at the kitchen table tonight.

  5. 09:12 · Done

Done before you're back in the van.

Submit files the check on the spot; from there Manifold sends the landlord's copy and puts next year's renewal on the clock. No signal? It saves on the phone and syncs itself later.

Every job, property, appliance, photo and record, joined up.

Nothing lives on its own. A landlord links to their properties, each property to its appliances and history, each check to its photos, defects and the record it produced. Open any one and the rest is a tap away.

The renewal you'd have forgotten, surfaced early.

Manifold tracks every record's next-due date and lines up the work before it lapses: 60, 30 and 7 days out, then overdue. You see exactly who to chase and who to book, instead of finding out when the landlord rings.

Repeat gas safety work stops slipping through the cracks, and a year's renewals become a steady, predictable book of jobs.

Sign it once. It keeps moving.

A record's work isn't done when yours is. Every CP12 files itself, reaches the landlord, and books its own renewal back into your year.

  1. Signed on siteFinished on the phone before you leave.
  2. Filed to the propertyWith its photos, readings and history.
  3. Landlord's copySecure link and PDF, portal updated.
  4. Renewal armedNext year's visit, already in the diary.
One system · everything the job touches

Manifold keeps CP12 records, jobs and checks, properties, appliances, photos, defects, service history, renewal reminders, the landlord portal, customers, tenants, letting agents, quotes, signatures, FlueScan and PlateScan capture, offline working, the Route Planner, on-my-way messages, scheduled exports and record delivery in one connected system.

Same job. The evening back.

Before Manifold
Paper forms filled in twice: once on site, once at the kitchen table.
Photos stuck in the camera roll, separated from the job.
The same make, model and GC number typed out again and again.
Renewals remembered only when the landlord calls, or not at all.
A pile of admin waiting for you at the end of a long day.
With Manifold
Capture once on the phone; the record builds itself from the check.
Photos saved straight onto the property and appliance.
Scan the plate once. The appliance is there on every return visit.
Renewals surfaced early, so the next job's already lined up.
Records sent before you've left the street. Evening's your own.

One engineer or a small firm, same calm system.

1Sole traders

You're the engineer and the office. Manifold's the bit in between.

The work, the quotes, the calls, the chasing and the paperwork all land on you. Manifold helps during the job, not just after it, so you turn up prepared, capture as you go, and look every bit as professional as a firm ten times your size.

Turn up knowing the property and its history
Branded records sent the moment you're done
Renewals that keep your diary full without the chasing
+Small teams

Everyone on the same records, without the radio calls.

Allocate jobs, see who's where, and let the office watch progress as it happens. Every engineer captures to the same shared properties and appliances, so the firm's records stay consistent no matter who's on site.

Shared schedule and job allocation
Office visibility of every engineer's day
Consistent, team-wide property & appliance history

Your judgement stays yours. Your records get better.

Manifold helps you capture, organise and complete the information around a job properly, and keep it together for as long as you need it. It's a workflow and record-keeping tool, not a regulator.

Gas safety work must be carried out by an appropriately Gas Safe registered engineer. Every record reflects what that engineer entered and confirmed.
Where Manifold reads a value from a photo, it's a suggestion to save you typing. You review and confirm it before anything is saved.
Manifold doesn't make safety decisions or guarantee compliance. The professional judgement on site is, and stays, yours.

Built to protect your records.

Your records are your business's livelihood, so Manifold treats them that way, from the database up.

Tenant isolation by default

Every organisation's data is isolated at the database with row-level security, so one business can never read or change another's properties, checks or certificates.

Encrypted & access-controlled

Traffic is encrypted in transit (HTTPS), roles grant only what each person needs, and customer record links are secure, scoped tokens, not open doors to the system.

Built for UK GDPR

Built on UK data-protection principles: we collect only what a job needs, your records stay yours, and you can export them whenever you like.

Purpose-built for Gas Safe work

Designed around UK Landlord Gas Safety Records (CP12) and the Gas Safe registered engineer's judgement: a workflow and record-keeping tool, never a regulator.

UK data residency

Your data is stored in UK data centres.

More detail on our security page. Manifold is a workflow and record-keeping tool. Gas safety work must be carried out by an appropriately Gas Safe registered engineer.

The straight answers.

Who is Manifold for?

UK gas, plumbing and heating engineers: sole traders and small teams who do the work on site and want the admin to take care of itself. It's built around the way engineers actually work, not a generic office tool.

Is it built for UK gas engineers specifically?

Yes. Manifold is designed around UK gas safety work (properties, appliances, checks and Landlord Gas Safety Records) with British terminology throughout, not an American product with the labels changed.

What certificates and records can Manifold produce?

Manifold is built around the Landlord Gas Safety Record (CP12) and also supports other gas record types: warning and advice notices, gas service records and commercial work, so the right record comes off the same check. Every record reflects what the Gas Safe registered engineer captured and confirmed on site.

Does it work on my phone?

Manifold is mobile-first. The whole job (your day, the property, capture on site and finishing the record) is built for the phone in your pocket, in the van, the kitchen, the loft and the cupboard.

Does Manifold work offline?

Yes. It's an installable app built for patchy signal: run your day, open a property and capture a job with no bars, and everything syncs automatically once you're back online.

Can sole traders use it?

Absolutely. It's built for the one-person business as much as a team: turn up prepared, capture as you go, and send branded records the moment you're done.

Can small teams use it?

Yes. Allocate jobs, see who's where, and keep every engineer capturing to the same shared properties and appliances so the firm's records stay consistent.

How does the camera capture work?

FlueScan reads your flue gas analyser screen and PlateScan reads an appliance data plate, both from a photo, and suggest the values for the check. They save you typing. They don't make decisions.

Does the engineer confirm captured data?

Always. Manifold works on 'auto-fill, never auto-trust': any value read from a photo is a suggestion that you review and confirm against the appliance before it's saved. Nothing unconfirmed reaches a record.

Can I send records to landlords, agents and tenants?

Yes. When a record is finished you can send the landlord or letting agent their copy and deliver the tenant's, with secure links and PDFs and no re-typing. Renewals are then tracked so next year's job is lined up early.

Can I send quotes and take payment?

Yes. Build a quote from the defects and parts on a job, send it for the customer to accept in their portal, and request card payment against it, a deposit or the balance. Payments run through Stripe into your own account, so Manifold is never in the middle of your money.

Does Manifold work with my accounts package and calendar?

Manifold can push customers and invoices to Xero, QuickBooks or Sage, and check Google Calendar for clashes when you schedule. You connect them in Settings and stay in control of what syncs.

Is there an API or a way into Power BI?

Yes. Manifold has a read-only API with scoped keys, signed webhooks for events like a certificate being generated or a renewal falling due, and a Power BI / OData connector, so your properties, appliances, checks and certificates flow straight into your own dashboards.

Does Manifold make compliance or safety decisions?

No. Manifold is a workflow and record-keeping tool. Gas safety work must be carried out by an appropriately Gas Safe registered engineer, and the professional judgement on site stays with you. It doesn't guarantee compliance.

How much does Manifold cost?

Manifold starts at £15 per engineer, per month, plus VAT. Starter is £15, Growth is £20 and Scale is £25 per engineer per month; Enterprise is priced on application. Pay annually and you're charged for ten months instead of twelve. Every plan includes the core: jobs, capture, records, CP12s and renewals. What changes between plans is how many records and how much storage you get. We're in early access, so these are introductory rates; join the list to lock them in before general availability.
