This is a guide, not a legal record. A valid Landlord Gas Safety Record (CP12) can only be issued by a Gas Safe registered engineer after an in-person check. Dates assume a standard 12-month cycle; always confirm against your own record.

How the renewal date works

A CP12 (Landlord Gas Safety Record) is valid for 12 months. Under the Gas Safety (Installation and Use) (Amendment) Regulations 2018, a check done inside the two months ending on the due date counts as though it were done on the due date, so you can go up to two months early and keep your original renewal date, and your annual cycle doesn’t drift earlier each year.

Renew before that window opens (or late, past the deadline) and the date resets to 12 months from the actual check date. That’s why this tool shows both the due date and the earliest “renew from” date.

How long is a CP12 valid?

Twelve months from the date of the gas safety check. The next check must be done by that anniversary to keep a rented property compliant.

Can I renew a CP12 early without changing the date?

Yes. A check carried out inside the two months ending on the due date is treated as though it were done on the due date, so the renewal date stays 12 months from your original one rather than resetting to the new check date. This checker shows that “renew from” date for you.

Does this tool issue a CP12?

No. It only works out dates. A valid Landlord Gas Safety Record can only be issued by a Gas Safe registered engineer after an in-person check; this is a planning aid, not a certificate.

Is my data stored?

No. The calculation runs entirely in your browser. The date you enter is never sent to a server or saved.
