Stands out: CP12 renewal reminders at 60, 30 and 7 days, tightness tests to IGEM/UP/1B Edition 4, a landlord and agent portal, quotes, invoices and a read-only API. Card payments on quotes and Xero, QuickBooks and Sage sync start on Growth. Setup help is free while it’s in early access: send your customer list and it’s loaded for you within one working day.

Worth knowing: It's in early access: there are no reviews yet and no App Store or Google Play listing. It covers gas records only, so no oil, heat pump or electrical certificates. FlueScan reads the analyser from a photo rather than over Bluetooth, and it needs signal.

What is the best gas certificate software in the UK?

It depends on your business. For CP12s on a phone as a sole trader or small gas firm, the certificate-first apps fit best: Gas Engineer Software, Gas Certificate App, Gas Cert and Manifold. For an office running contracts across trades, Commusoft and Joblogic; Checker and Tradify cover several trades for less. We build Manifold, so try any of them on your own jobs.

How much does CP12 software cost?

Published prices on 28 September 2026 ran from £10.99 a month for one account (Checker's Lite plan, plus VAT) to £45 per user a month billed annually (Joblogic's Standard plan). Entry prices for the gas-first apps sit between about £15 and £25 a month per user. Commusoft doesn't publish prices. Manifold is £15, £20 or £25 per user a month plus VAT, with a 30 day free trial and no card.

Is there free gas certificate software?

Not for issuing real records. A valid Landlord Gas Safety Record (CP12) can only be issued by a Gas Safe registered engineer after an in-person check, and every app in this comparison is paid. Most offer a free trial with no card, so you can try one on real jobs before you pay.

Which gas certificate apps work offline?

Gas Engineer Software, Gas Cert, Checker, Commusoft and Joblogic say their mobile apps work without signal, and Gas Certificate App has an Offline Mode you switch on first. Manifold saves today's jobs to the phone, so a check can be filled in and submitted with no signal; FlueScan and PlateScan need a connection. Tradify's pages we checked don't say.

Which CP12 apps connect to a flue gas analyser?

Gas Engineer Software connects to Kane, Anton and TPI analysers over Bluetooth, and Checker takes readings from Kane analysers the same way. Manifold's FlueScan reads the readings from a photo of the analyser screen instead, which needs signal, and you confirm every value.
