Track the next-due date for every property in one place, not the check date. Set reminders ahead of each deadline, use the two-month early-check window to batch nearby renewals without your dates drifting, and keep records for at least two years. Automating the reminders is what stops a growing portfolio slipping.
The number that matters for compliance is when the next check is due. Record that per property and everything else follows: you can see at a glance what's coming up, what's overdue, and what can be brought forward.
A spreadsheet works until the portfolio grows. Past a few dozen properties, reminders that chase themselves are the difference between compliant and “I meant to book that one”, which is the whole point of Manifold's renewal lifecycle.
