BS 7593 explained: water treatment for heating systems
BS 7593:2019 is the code of practice for preparing and maintaining the water in domestic heating systems. At summary level it expects the system cleaned and flushed before inhibitor is added, recommends fitting an in-line filter, and expects the water checked annually, with inhibitor re-dosed or the water fully tested every five years.

Behind every argument about inhibitor, filters and flushing sits one document: BS 7593. It is the standard a manufacturer's warranty department means when it asks whether the system was cleaned and treated, and the reason the Benchmark checklist has water treatment entries at all. This guide explains what the standard expects at the level its publishers and the industry openly summarise it, how it connects to the Building Regulations and boiler warranties, and when the much-argued-about powerflush is actually the right tool. What is BS 7593?
BS 7593:2019 is the British Standard code of practice for the preparation, commissioning and maintenance of domestic central heating and cooling water systems. The 2019 edition replaced the 2006 one and noticeably raised the bar on maintenance: where the old edition was mostly about getting a new system clean, the current one expects the water to be looked after for the life of the system, not just on installation day. It is published by BSI, and like any standard, the document itself is where the detail lives. What follows is the summary the industry body BEAMA and the treatment manufacturers publish openly, which is the level a homeowner or landlord needs and the level this guide stays at.
What does BS 7593:2019 expect, in summary?
- Clean and flush the system before treatment, so inhibitor goes into clean water rather than sealing dirt in.
- Add inhibitor at commissioning, and top it back up whenever the system is drained or worked on.
- Fit an in-line filter, recommended to capture the debris that circulating water picks up over time.
- Check the system water annually, which in practice rides along with the boiler's annual service.
- Every five years, either re-dose the inhibitor or have the system water properly tested to confirm the protection is still doing its job.
Notice what that list is: a lifecycle, not a one-off. The clean and flush happen once per installation, but the annual check and the five-year decision recur for as long as the system runs, which is exactly the shift the 2019 edition made. How does BS 7593 connect to Part L and Benchmark?
Through the commissioning paperwork. The Building Regulations' energy efficiency guidance in Approved Document L points to treating the system water in line with BS 7593 when a heating system is installed or a boiler replaced, so water treatment is not just good practice but part of how a compliant installation is evidenced. The Benchmark commissioning checklist is where that evidence lands: it includes system preparation entries, covering cleaning and water treatment where the manual requires it, that the installing engineer signs off on the day. A completed checklist with the treatment section filled in is the document that answers, years later, the question of whether the system was ever actually cleaned and dosed.
Why do boiler warranties care about system water?
Because untreated water quietly destroys boilers. Steel radiators and system water react to produce corrosion debris, the black magnetite sludge the trade shorthands as dirty water, and modern heat exchangers with their narrow waterways are far less forgiving of it than the cast iron boilers they replaced. Manufacturers know this, which is why extended warranties commonly make cleaning and treatment in line with BS 7593 a condition of cover, and some go further and require a filter fitted and maintained. When a heat exchanger fails inside the warranty period, the state of the system water is among the first things investigated, and the commissioning record and service history are the evidence that decides how that conversation goes.
When is a powerflush actually needed?
Less often than the internet suggests, and more often than sludged-up systems get one. A powerflush is a remedial deep clean: a machine circulates cleaning chemicals around the system at higher flow than the system's own pump can manage, to shift established sludge. It is the right tool when the symptoms say the system is already fouled, radiators cold at the bottom or middle while hot at the top, water that runs black when a radiator is bled, repeated pump or heat exchanger failures. It is not an automatic part of every boiler swap: BS 7593's expectation is that the system is cleaned before treatment, and the appropriate cleaning method depends on the system's condition and the manufacturer's instructions. A lightly fouled system can often be cleansed and flushed without the machine, while a badly sludged one may need the full treatment before a new boiler can be warrantied on it. The engineer's judgement, made at the system with the manual open, is what decides.
What should engineers record, and where?
Everything the warranty will one day depend on: that the system was cleaned, what it was dosed with, that the filter went in, and each year's water check alongside the service. The failure mode is rarely the work, it is the evidence, five years later, that the work happened.
