Baxi servicing: what keeps the warranty valid

A Baxi warranty only holds if three things happen: the boiler is registered within 30 days of installation, the installer completes the Benchmark checklist, and the boiler is serviced every year. Miss any one of them and Baxi reverts the cover to the standard one year, whatever the box promised.

How often does a Baxi boiler need servicing?

Once a year, and the warranty depends on it. Baxi advises servicing every year in line with the manufacturer's instructions, and lists the annual service among the conditions that every one of its published warranty lengths is subject to. That holds right across the current line-up, from the flagship 800 down to the 200. For the customer, the yearly visit is the thing that keeps a ten year term alive rather than a nice-to-have, so it is worth saying plainly at handover and at every visit after.

Who is allowed to carry out the service?

A Gas Safe registered engineer. Baxi puts it in those words, and tells customers to check the engineer's status on the Gas Safe Register website before the visit. The company that installed the boiler can do it, or the customer can go through Baxi, whose own engineer network is employed by Baxi and Gas Safe registered. If the boiler is in warranty and something fails, the route is the installer or Baxi Customer Support, with the serial number to hand. Either way the service record is what backs the claim up later.

How long is the warranty on each Baxi range?

It depends on the range, and every length is conditional. These are the figures Baxi publishes for its current boilers in 2026.

  • Baxi 800: ten years parts and labour. The magnetic filter supplied with the boiler has to be fitted and maintained for the length of the warranty, or the term drops to two years.
  • Baxi 600: seven years parts and labour.
  • Baxi 400: five years parts and labour.
  • Baxi 200: two years parts and labour.
  • All four are subject to registration within 30 days, a Benchmark checklist completed by the installer, and an annual service.
  • Assure is not named in Baxi's published warranty table, so check the terms for the specific Assure model rather than reading across from a numbered range.

One point that gets missed on a first visit to a property you have not seen before: the warranty is transferable. Provided it was registered, it stays with the boiler when the house is sold, but the new owner has to keep the annual service going for it to remain valid. A new homeowner who has inherited a two year old 800 often has no idea there are eight years left on it.

What makes a Baxi warranty drop to one year?

Any one of the three conditions being missed. Baxi is specific about it: if the warranty is not registered within 30 days of installation, if the Benchmark checklist is not completed by the installer at the time of installation, or if an annual service is not carried out, the warranty reverts to the standard one year. On the 800 there is the extra catch that a missing or neglected magnetic filter pulls the term back to two years.

Cover is also narrower than customers assume. Baxi says the warranty covers the boiler and its integrated controls, and that a failure caused by an external issue, such as incorrect installation or sludge in the system, is not covered, with a charge for replacing the damaged or blocked components. That puts system water quality inside the warranty conversation rather than alongside it, which is why Baxi names cleaning the filter and checking for sludge as part of keeping the cover valid.

What should the annual service cover?

Work to the manual for the model in front of you, but Baxi publishes its own outline of what an annual service involves, and it is a fair checklist to hold a visit against.

  • A visual check that the boiler and its pipework are installed and positioned correctly, then a check that it is operating correctly.
  • Casing off to inspect the components inside, with the components cleaned as part of the service.
  • Correct gas pressure and flow, and flue and combustion checked on a flue gas analyser to confirm the gas and air mixture and that the flue is clear.
  • Electrical connections, fans and other key components, seals, electrodes and the safety devices.
  • The condensate trap and pipe clear of blockages, and the water and gas pipework sound.
  • System water clean and free of sludge, and the magnetic filter cleaned, which Baxi ties directly to the warranty staying valid.

Baxi puts a typical service at around half an hour and says the customer should receive a full service report, and should only sign it if they are happy with every element of the work. Treat that half hour as what a sound appliance takes, not a target, because a neglected boiler will need longer.

What should you record at every service?

Read the model and serial off the appliance

The serial is on a sticker inside the drop-down front panel, or on a tag that pulls out from underneath on some models, and the data plate carries the GC number. Take them from the boiler rather than the customer's description.

Log the service date

The date of each annual service is the evidence the warranty depends on, so it needs to be unambiguous and kept somewhere it can be found years later.

The record should show that a Gas Safe registered engineer carried the work out, since that is the standard Baxi sets for the annual service.

Complete the Benchmark service section

Benchmark is a condition at installation and the service pages keep the history unbroken from commissioning onward, which is what Baxi can ask to see.

Note that the magnetic filter is fitted and has been cleaned. On the 800 that single line is the difference between a ten year term and a two year one.

Leave the customer a copy

Give them the service report and keep your own, so neither side is hunting for paperwork when a claim comes up.
